To understand these classifications, think of your heating system as a stove. If this stove were like a single-stage furnace, it would have only two settings: off or high. Of the three types, modulating furnaces are the closest to an actual stove, with multiple heat settings that allow the heating capacity to increase gradually by degrees, offering better control of your heating.

Air conditioner efficiency is measured in SEER, or Seasonal Energy Efficiency Ratio. These days, you won’t find a unit with a SEER of 13 or lower. The average rating for most homes is 15 SEER. In some areas, certain ratings can qualify you for tax credits.
